Today more than just the economy has changed. The entire real estate landscape has shifted into the clouds of cyberspace to connect with those buyers now online searching for property in some form or another. According to the National Association of Realtors® (NAR), more than 9 out of 10 home buyers use the internet as the search tool of choice at the start of their home buying process. In 1995, it was only 5 percent or 5 out of 100!
Even though an increasing number of buyers and consumers report they use social media sites (Twitter, Facebook and LinkedIn) for research before they buy, NAR reported that only half of all their Realtor® members are active social networkers. Missing in these numbers for home sellers is whether anyone is having a social networking conversation online about their home. It is more important than ever for home sellers to start with the right Realtor®.
Given the substantial leverage buyers have in real estate today, sellers can no longer afford inexperience, lack of internet savvy, weak negotiation skills and minimal resources to market and advertise their property. Now it is becoming equally important for their Realtor® not to be missing in action when it comes to social networking online. After all, the buyers are online searching for homes and for a Realtor® to engage in a conversation online and help them make sense of everything real estate. Today's sellers need to ask their Realtor® how they will be talking about their home online.
