The Dirt On Santa Fe Dirt... Prices

Do you ever wonder what happens to land sales in the winter, especially when the dirt is now white and covered with snow. In case you are waiting for spring to look for land in Santa Fe, you might want to change your game plan. In Santa Fe County during this recent unexpected artic winter blast, there were seven (7) land sales, year to date. The average sales price was $143,043 dollars UP from the average price of $131,528 dollars for the 213 land sales in all of 2010.

What does this mean? People find and purchase land in Santa Fe County in the winter! There is something about our Land of Enchantment which helps make land different here. Today's land buyer has a range of 836 land listings on the market in our Santa Fe Multiple Listing Service. Prices are truly all about range: a small lot for $10,000 dollars in the southern part of the country to a 640 acre parcel for $6,400,000 dollars --- and of course tons of prices and sizes and shapes in between for the land buyer.

What is different about today. This is the first visual evidence of an up swing in average land sale price since 2007. Compared to 2007 when there were 567 total land transactions at an average price of $228,980 dollars, it appears the market prices have hit bottom and buyers are returning to find their value in land. Land sales in Santa Fe in winter tells me our market is more active than meets the eye when you are skiing down the slopes of the Santa Fe Ski Basin. Average days on market are still running between 400 and 600 due to the fact there were only 683 land transactions total in 2008-2010. Buyers certainly have more choice and 836 opportunities when looking to purchase a piece of Santa Fe dirt today!
