Santa Fe Real Estate: If Not Now, When?

It is January 2012 and already there are some new signs of life in our local Santa Fe real estate market. It looks like the answer to if not now, when? to buy, might just be now or very soon. After three years of the average home sale price steady at near $400,000, there does appear to be a trend of balance in play. In the last quarter of 2011, there were 22 home sales of over one million. And there were 3 sales of over three million. These were not new record numbers, but they have been a solid pattern. Home sales in the price range of below $150,000 have been consistently above average.

The stable sales in the high price range tell me confidence has returned to the Santa Fe real estate market. A second factor is always the number of homes sold in each quarter. Here again, there is balance and consistency through 2011 with an average of over 425 sales for each quarter. At the same time, our inventory of homes on the market is the lowest now since early 2006. Given the attraction of Santa Fe has not changed, it appears there is still pent up demand for the Santa Fe lifestyle from retiring baby boomers.

If not now, when is the question on every Santa Fe home buyer’s mind who is still sitting on the fence. As supply and demand come back into play in a more balanced market, the inventory of deals and good buys will be reduced. And over time, prices will change too if this is the start of new upward trend. So, if not now, when? is the question today for Santa Fe real estate buyers to answer.

Investors – IRS Issues New Rules on Deducting Repair Costs

Given the new landscape of real estate and the condition of our housing sector, it is important to know about the IRS new rules on repair cost deductions. This post by Tom Branch is a must read and important info to pass forward to investors.

IRS Tax Returns

The Internal Revenue Service has issued a 255-page guide in the Federal Register. The new rules, which went into effect on January 1, change the way investors can deduct repair and improvement expenses.

In the past, most investors took the one-time deduction of the repair or improvement expense during the tax year in which it was done. The new rules clarify what is a repair and what is an improvement.

An ordinary business repair of an asset is generally tax-deductible in the current tax year. An improvement is usually classified as a capital expenditure and gets depreciated over time.

Eric Lucas, a principal at KPMG LLP and a former Treasury Department tax counsel, said in an interview that this one of the more significant changes" from current accounting policy and could be troublesome for businesses that took "an aggressive view" in deducting repairs.

Investors should discuss these changes with their CPAs or Tax preparers now in order to make preparing their 2012 tax returns easier next year.

The title of this post caught my eye. This is a must read because of the way Joy Daniels puts family and real estate together when it comes to financing. Families have always planned for the future and this post underscores some solutions for the present.

All in the Family!In old movies and television shows, families are portrayed as having strong ties between parents, children, aunts, uncles and grandparents. Relatives seem to join together in close-knit unity, sharing their prosperity and giving each other emotional and financial support.

Something you may not have thought about, but is certainly worth some thought is the possibilty of family assistance when it comes to financing a new home.  Today, there are still opportunities to return to the values shared in earlier times. Younger family members can be assisted with a down-payment on a first home. Others might benefit from "family financing" on their next home.

By making funds available to family members for down-payments and mortgages, parents, grandparents, and other relatives can earn more favorable interest rates than their savings would normally earn. Such loans can be secured with a first mortgage providing financial protection for the lending family member.

If CDs are paying 1% and mortgage companies are charging home-buyers 5%, there is room for both the family borrower and family lender to benefit. By offering a 3.5% mortgage rate, the lending family member helps the borrower, while earning more than double the return available on savings.

Home ownership has historically provided a long-term increase in financial security. Secured loans from one family member to another can provide financial growth, strength and security, not to mention emotional satisfaction. Whether you are planning to buy, or have money to invest, talk to a family member first. Put your family ties to work for the good of the family.

You are probably wondering why I am looking back already on 2012. After all the year just started. Well it seems like it is moving at twice the speed of 2011 when it comes to working in real estate. Something has shifted and I looking for clues and your insights. I do not know if this is only about our Santa Fe real estate market or whether you are seeing shifts in your market. I see more activity from buyers. Either they are off the fence or they have finally discovered how to search for real estate online. I find sellers more interested in market statistics now than in 2011. My instincts told me something is different. It was time to check the numbers.

In the first 21 days of this new year, this is what the numbers say about activity in Santa Fe real estate for single family homes, town homes and condos in Santa Fe County.

  • 112 new listings for homes, town homes and condos
  • 91 properties in this category went pending, pending please show or pending bank approval
  • 55 properties in this category were SOLD, lowest sale price $80,000, highest sale price $3,000,000


It is clear Santa Fe real estate is beyond active and why it pays to look back often at the local market numbers for trends and activity. If anything, it is a way to show all real estate is local and something the national media news needs to remember in their headlines. What do you see in your local market? Every Time I See A Bird... Speechless

Every time I see a bird flying, I wonder about what our real estate market looks like from the air. Then I remember, I’m on the ground and...looking up. I guess this is how I begin every day in this new landscape of real estate. It is all about looking up. After all, I am not a bird always looking down for a safe place to land. At the same time, there are days when I wish I was just flying over Santa Fe. In the meantime, I’m inspired by the gift birds have when they fly and blessed when they fly over me. Weather Like Real Estate Is Local

Probably like most of you, I hear the weather news from the TV sceen as I am moving around in the dark with coffee in one hand focusing on getting ready for another great day in real estate. The weather reporter said "high wind warnings" and the map showed it raining in the southern part of the state. So much for weather reports. There was a good 1/2 inch of heavy wet snow on the ground. For a minute, I wondered if I was actually in Santa Fe and then of course began to think about all those endless national media stories on real estate. If I listened to national extremee weather reports all day long, I would need therapy to just go outside.

I wonder if the same is becoming true with our potential buyers and sellers. What would they be doing if they were not afraid? Like the weather, all real estate is local. By checking the market reports and stats, most people will see supply and demand is returning to the housing sector in many markets, including Santa Fe. Now is not the time to be fooled by extreme weather reports or national housing stats. Even my lilacs covered by unexpected snow this morning have signs of new life.

Santa Fe Real Estate: Speechless Sunrise Over Santa Fe

One of the many gifts of having four on the floors (the furry kind) is they have a habit of waking up before sunrise. Now, if I lived anywhere else but Santa Fe, this would become beyond frustrating. After all, in Santa Fe real estate there is already so much to do before the sun brings the light of day to New Mexico. By the time my computer or smart phone or ipad screen lights up, two hours have passed on the East Coast!

The good thing about my animals is they do not sell real estate or frankly use any technology. Pets tend to rule in my household. Every morning they make sure I go out to see the sun rise over our Sangre de Cristo Mountains regardless of what I think should be happening next. By the way, some mornings it is just beyond spectacular. Enjoy!

Santa Fe Real Estate: Numbers Show Prices Up

November to November numbers always give me a good indicator as to any market shifts in play before the holidays, especially in Santa Fe real estate. Why? The holidays are when our city appears to just double in size with people. It feels like two months of Indian Market. Given this new landscape of real estate, it is important to step back and look at the numbers to get a handle on if what I see is actually really happening. From experience, it did appear home and land buyers were continuing to jump off the fence. In Santa Fe, this could be a coyote fence (shown here) which is not comfortable to be on in the first place. Here are is the number story for November 2011. If you are a buyer or seller still on the fence it is time to see what happened. Here are some important facts:

  • The total home sales volume increase 12% from $38.1 million in Nov 2010 to $42.8 million in Nov 2011.
  • The median price of homes in the city and Santa Fe County jumped EIGHT percent from $338,094 in Nov 2010 to $365,000 in Nov 2011.
  • The median price of condo and townhome sales jumped 29% from $229, 000 in Nov 2010 to $290,000 in Nov 2011.
  • The median price of land sales moved up 27% from $90,000 in Nov 2010 to $127,000 in Nov 2011.

What does this mean? Aside from all real estate everywhere being local, it does appear buyers of Santa Fe real estate are were more confident in the Santa Fe real estate market than 2010. This is good news for Santa Fe. It appears supply and demand is back and a normal market is taking shape. Not By The Hair on My Chinny Chin Chin

Every now and then, I accidently come across a gem of insight about home construction. This one from Cherimie Crane Weatherford in Beaufort, SC speaks volumes about what happens when the "pig" choses straw over sticks to make a home.

One pig chose straw, one chose sticks, one chose a solid foundation. Painful lesson after painful, expensive lesson paves the way to a house built strong enough to withstand the threat of even the scariest of wolves. Building a home and a community is no longer black and white, it can't be drawn on plats or surveyed through systems. It can be imitated but never replicated.

The world of new construction is no longer the box planned community of late. There is a psychology, a calculated approach, and a required versatility that many can't muster. The big builders have teams working around the clock to break the code of new construction. Marketing and statistical teams scurry around as if joined in a scavenger hunt looking for clues and markings that will gain access to the treasure that is success.

There are builders who take the straw approach. After all, it is easy and readily available. The straw being typical floor plans, with "buyer in box" appeal. It requires little thought and even less imagination. What the straw builder is missing, is the definition of a home. That which transforms the box into a place for dreams, memories, and laughter. When a builder takes the straw approach, it feels cold and empty;therefore handing the wolves of failure an open invitation.

The second builder learns from the straw approach but can't quite grasp the concept which lends to the stick approach. The stick builder sees the need for structural integrity and inches towards improvement still lacking the soul of the project. Without soulful simplicity the project falls flat in the eyes of home seekers. A home buyer can spot a souless community a mile away. There is no personality, no uniqueness, and eventually no interest. The stick builder survives but only temporarily.

It is the builder with a solid foundation that utilizes quality materials to create a home, not just a house, a structure, or a profit. This home will bring strength to the owner and the community. The wolves may huff and puff and the winds of change will blow, but the builder that builds a home will survive.

There is no secret, there is no code, and statistics only prove that which the successful already know. To be successful in new construction takes heart, dedication, vision, and lessons learned.

If you are researching new construction homes or considering beginning a project, look for the builder with heart, the community with soul, and the houses that still stand after the wolves blow.
